Constructing modern homes poses a multitude of design challenges for main contractors. Electrical Supply
Every home necessitates a mains electrical supply capable of meeting its power demands. Therefore, the initial step in design involves incorporating all systems requiring power. The builder faces a decision: to include all systems in one comprehensive package for quotation or to split them. Opting for a total package minimizes procurement complexities and streamlines project management by consolidating multiple contractors. Engaging an electrical contractor with the capability to provide all required products and services is thus advisable. This enables individualized designs, power consumption calculations, and determination of necessary electrical supply.
Electrical Design
Initially, the electrical design engineer must assess all systems requiring electrical power. Subsequently, they calculate the size of the distribution board and electrical cables. Once this phase of the design is complete, it can progress to the next stage.
Electrical Wiring & Distribution
The completed electrical design empowers the builder to procure a suitable supply for the new build home. This supply will be multiplied by the number of homes in the project to meet power grid requirements. Now, the design entails planning the routes of all electrical wiring from the distribution board to the designated power socket positions. This constitutes the electrical installation and must be executed during the ‘first fix’ stage when the building’s walls are bare and no fixtures are installed. It’s crucial that cables are correctly installed at this stage; errors can lead to costly remedial works and delays.
Additionally, there will be a portion of cabling designated for purposes beyond electrical distribution, encompassing alarms, telecommunication, audiovisual, control, CCTV, and data cabling, all of which must be installed during this phase.
New Build Electrical
Once the associated trades have progressed to the ‘second fix’ stage, the electrical contractor resumes work to finalize the project. By this point, the new build will have been plastered and painted, allowing for the installation of electrical equipment such as sockets, lights, detectors, and data sockets. Additionally, all associated equipment, including alarms, EV charge points, solar panels, AV equipment, data outlets, and internal/external lighting, can be installed.
The final phase involves electrical testing and certification of the new build, along with commissioning of associated systems. This ensures a smooth handover of the modern home upon completion.
